Land Use Planning
This planning method has been developed in North America. It is partly contained in elements of the zoning plan, land use plan and the urban plan. The aim is to find the best possible usage for a given piece of land with all its characteristic and limitations.

Professional Investors utilize the "Land-Use-Plan" together with the feasibility study as a pre-requisite for decision making in the preliminary phase of a project. The higher the quality of the plan, the better the chances for your project to be realized

Master Planning
Identically to the Land-Use Planning the Master Planning is is to be understood as a typical North American method representing a logical continuation of the Land-Use Planning. In the preliminary phase of the project these levels of planning are to be found contained in land use plan, urban plan and other important specialized areas.

Elements of landscaping, structural and urban development are closely interlinked and being dealt with as one. If necessary, very detailed individual statements can be made. Even though the Master Plan cannot be seen as a permitting plan, the possibility of authorization is being dealt with in general.

Often the Master Plan is conceived as a 'framework' for the consecutive and detailed phases within one project. It is recommended to modify the Master Plan during all phases of the project in a manner that represents the project on completion in the "As built plan".

With an increasingly more international golf industry the more necessary these levels and methods of planning will become. Your international partner / co-investor / operating client will expect these plans as a standard. The whole process will become easier if these international planning standards can be made available from an early stage and to a high quality.
